Steps To Selling

Select A Listing Agent

Selecting an agent is a great first step. A good listing agent is able to help you prepare the home for the market to help you avoid spending unnecessary money on updates that are not going to make a large impact on the transaction. Your agent can also help you through the timeline of selling house #1 in order to purchase house #2.

Schedule Pre-Listing Walkthrough

Do an initial walkthrough with your listing agent to receive room-by-room advice on how to prepare for the sale and best practices to improve the showing experience for buyers. This would aso be the time if you want to have a pre-listing inspection.

Prepare Marketing Package

The listing agent will begin to prepare the marketing materials such as professional photography and video. Documents such as the Seller’s Disclosure and other addendums required for the listing. This is also the time to gather any warranty/repair documents.

Listing Goes Live and Showings Begin

Your agent will list the property “coming soon” while you prepare the home for sale. Once ready, the listing goes active and showings will begin. It is important to keep the property clean and showing ready.

Under Contract

Once you accept a contract the buyer will ask for a 5-10 day option peroid to conduct inspections and negotiate repairs. Next the buyer’s lender will schedule an appraisal. Once you pass these two milestones, you are on your way towards closing.

Closing

The finish line! You will schedule an appointment with the title company to sign your portion of the closing documents transferring title to the buyer. You will be expected to either negotiate a lease back (staying in the home after closing) or vacate the home before closing. Your listing agent can help you coordinate this process.
